DISCUSSION
In accordance with Long Beach Municipal Code Chapter 20.16, State of California Government Code Section 66458, applicable local subdivision ordinances and subsequent rulings, a final subdivision map conforming to State Subdivision Map Act requirements shall be approved by the City Council. The subdivider, Windward Village, a California limited partnership, has submitted a duly certified final map of Tract No.
62384, which is in conformance with the conditions and requirements placed on the tentative map approved by the Planning Commission on April 5, 2007.
 
The project site consists of a 39.43 acre, 304-space rental mobile home park that is to be subdivided into individual ownership lots and one common area lot. This action will allow the residents to purchase the lot on which their mobile home is located. A vicinity map is attached showing the location of the project.
 
This matter was reviewed by Deputy City Attorney Linda Trang on August 27,2008 and by Budget Management Officer Victoria Bell on August 29, 2008.
 
SUSTAINABILITY
 
Approval of the proposed subdivision will provide increased property ownership opportunities to mobile home park residents.
 
TIMING CONSIDERATIONS
City Council action on this matter is requested on September 23, 2008, to allow the developer to complete the tract development.
 
FISCAL IMPACT
A subdivision processing fee of $16,699.95 was deposited in the General Fund (GP) in the Department of Public Works (PW).
