TITLE
Recommendation to request City Attorney to accept an easement deed for the widening of Pacific Coast Highway adjacent to 1075 East Pacific Coast Highway.  (District 2)
 
DISCUSSION
It is the goal of the Department of Public Works to widen streets and alleys to the standards established in the City's General Plan. When significant new development is proposed, the public rights-of-way adjacent to the site are reviewed for sufficiency to accommodate the new development. For the construction of a 10,300-square foot shopping center at 1075 E. Pacific Coast Highway, the dedication of additional street right-of-way is recommended as follows:
 
Pacific Coast Highway, 43 feet wide north of centerline, should be widened by 7 feet to 50 feet. This dedication will result in widening the existing 5-foot wide sidewalk to 12 feet. The area to be dedicated is shown on Exhibit A.
 
The developer of the subject property agreed to development conditions that include the above-described dedications. This matter was reviewed by Deputy City Attorney Lisa Peskay Malmsten on October 26, 2005. In conformance with the California Environmental Quality Act, Categorical Exemption No. CE-158-04 was issued for this project.
 
TIMING CONSIDERATIONS
City Council action on this matter is not time critical.
 
FISCAL IMPACT
A document processing fee of $250 was paid by the developer and deposited in the General Fund (GP) in the Department of Public Works (PW).
 
SUGGESTED ACTION
Approve recommendation.
