DISCUSSION
It is the goal of the Department of Public Works to widen public rights-of-way to the standards established in the City's General Plan. When significant new development is proposed, the public rights-of-way adjacent to the site are reviewed for sufficiency to accommodate the new development. For the construction of a 6,000-square foot shopping center at 5090 Los Coyotes Diagonal, the dedication and improvement of additional sidewalk width is recommended. In particular, the existing sidewalk should be widened to 10 feet all along the Los Coyotes Diagonal frontage. The sidewalk along the main frontage of the site is currently 7.5 feet wide and the sidewalk connecting to the residential properties south of the development site is currently undedicated. A map of the area is attached as Exhibit A.
 
Bixby Land Company, the developer of the subject property, agreed to development conditions that include the above-described dedication. This matter was reviewed by Deputy City Attorney Lisa Peskay Malmsten on August 4, 2005. In conformance with the California Environmental Quality Act, Categorical Exemption No. CD-113-04 was issued for this project.
 
TIMING CONSIDERATIONS
City Council action on this matter is not time critical.
 
FISCAL IMPACT
A document processing fee of $250 was paid by the developer and deposited in the General Fund (GP) in the Department of Public Works (PW).

Approve recommendation.
