TITLE
Recommendation to find that all requirements of the final subdivision map for future development of Rancho Los Cerritos Tract have been satisfied, and approve the final map for Tract No. 71509 located north of Pacific Coast Highway and east of Route 103, Terminal Island Freeway.  (District 7)
 
DISCUSSION
In accordance with Long Beach Municipal Code Chapter 20.16, State of California Government Code Section 66458, applicable local subdivision ordinances and subsequent rulings, a final subdivision map conforming to State Subdivision Map Act requirements shall be approved by the City Council. The subdivider, Century Villages at Cabrillo, has submitted a duly certified final map of Tract No. 71509, which is in conformance with the conditions and requirements placed on the tentative map conditionally approved by the Planning Commission on May 31, 2011.
 
Approval of this request will allow Rancho Los Cerritos, consisting of approximately 15.9 acres, to be subdivided into 16 parcels for future development. A vicinity map of the location is attached.
 
This matter was reviewed by Deputy City Attorney Linda Vu on July 30, 2013 and by Budget Management Officer Victoria Bell on August 5, 2013.
 
TIMING CONSIDERATIONS
City Council action on this matter is requested on September 3, 2013, to allow the developer to complete the tract development.
 
FISCAL IMPACT
A subdivision processing fee of $7,128 was deposited on July 14, 2011, and a $303 resubmittal fee was deposited on February 14, 2013 in the General Fund (GP) in the Department of Public Works (PW). There is no local job impact associated with this recommendation.
