DISCUSSION
It is the goal of the Department of Public Works to widen streets and alleys to the standards established in the City's General Plan. When significant new development is proposed, the public rights-of-way adjacent to the site are reviewed for sufficiency to accommodate the new development. For the construction of a new single-family residence located at 2367 Atlantic Avenue, a dedication of additional alley width and an irrevocable offer to dedicate for the future street widening of Atlantic Avenue is recommended. The recommended dedications, which the developer agreed to, are shown on the attachment and described as follows:

· The adjacent north/south alley 15 feet wide, 7.5 feet wide east of centerline, should be widened by 2.5 feet east of centerline to a width of 10 feet. This action will widen the existing 15-foot wide alley to 17.5 feet. A standard alley width of 20 feet will be achieved when the property on the west side of the alley is improved and a public alley dedication of 2.5 feet is recorded.

· An irrevocable offer to dedicate for the future widening of Atlantic Avenue by 10 additional feet to a width of 50 feet west of the centerline is recommended. The 100-foot ultimate width for Atlantic Avenue will be achieved at such future date when the City adopts plans and specifications for the widening and improvement of Atlantic Avenue.

This matter was reviewed by Deputy City Attorney Linda Vu on April 10, 2014 and by Budget Management Officer Victoria Bell on April 22, 2014.

TIMING CONSIDERATIONS
City Council action on this matter is not time critical.

FISCAL IMPACT
