TITLE

DISCUSSION
Amcal Las Ventanas Fund, LP, a California limited partnership, owner of the property at 1795 Long Beach Boulevard, is constructing a new five-story 14,478-square-foot, mixed-use building consisting of 3,938 square feet of commercial space and 102 residential units (101 affordable residential units). When a new development is proposed, the public rights-of-way adjacent to the site are reviewed for sufficiency to accommodate the new development. To accommodate the anticipated pedestrian and vehicular traffic in the area, it is necessary that a two-foot wide dedication of additional right-of-way for alley widening purposes, and an additional seven-foot wide dedication for street widening purposes, be recorded (Attachment A).

City staff conducted a review of the affected agencies and there were no objections to the proposed easement to be dedicated. In conformance with the California Environmental Quality Act, State Clearinghouse Number 2015031034 was issued on January 12, 2018 (Attachment B).

This matter was reviewed by Deputy City Attorney Erin Weesner-McKinley on December 30, 2019, and by Budget Analysis Officer Julissa José-Murray on February 12, 2020.

TIMING CONSIDERATIONS
City Council action on this matter is not time critical.

FISCAL IMPACT
A dedication processing fee in the amount of $3,195 was deposited in the General Fund Group in the Public Works Department. This recommendation has no staffing impact beyond the normal budgeted scope of duties and is consistent with existing City Council priorities. There is no local job impact associated with this recommendation.
