TITLE

DISCUSSION
In accordance with Long Beach Municipal Code Chapter 20.16, State of California Government Code Section 66458, and applicable local subdivision ordinances and subsequent rulings, a final subdivision map conforming to State Subdivision Map Act requirements shall be approved by the City Council. The developer, 888-5 Partners, LLC (Developer), requests to subdivide a 88,000 square-foot parcel located at 3435-3459 Long Beach Boulevard to construct a three-story office building, a four-story parking structure, and a five-unit residential townhome (Project) (Attachment A).

The Developer has submitted a duly certified final map of Parcel No. 82254, which is in conformance with the conditions and requirements placed on the tentative map approved by the Planning Commission on January 17, 2019 (Attachments B, C).

Subdivision agreements providing for the off-site improvements, conditioned on this Project, have been prepared. In accordance with the California Environmental Quality Act (CEQA), Mitigated Negative Declaration 04-18 was issued for the Project.

This matter was reviewed by Deputy City Attorney Erin Weesner-McKinley on December 3, 2019 and by Budget Analysis Officer Julissa José-Murray on November 20, 2019.

TIMING CONSIDERATIONS
City Council action is requested on December 17, 2019, to allow the developer to complete the tract development.
