DISCUSSION

Pulte Home Company, LLC, a Michigan limited liability company, is constructing a new residential community at 3655 Norwalk Boulevard.  To accommodate the new use, it is necessary that an easement be granted to the City to allow for the installation and maintenance of a gas line (Attachment A).  This new two-inch gas line will provide gas service at the project site.  Plans for the site consist of constructing 40 market rate, single-family, detached homes.  Models are available for viewing and Phase 1 construction is expected to be completed early 2019.

 

City staff conducted a review of affected agencies and there were no objections to the proposed easement.  The proposed easement is in conformance with Environmental Impact Report 04-16, State Clearinghouse Number 2016081047, issued February 14, 2017.

 

This matter was reviewed by Deputy City Attorney Linda T. Vu on December 5, 2018 and by Budget Analysis Officer Julissa José-Murray on December 21, 2018.                                                                                                                                                                        

                     

TIMING CONSIDERATIONS

City Council action on this matter is not time critical.

 

FISCAL IMPACT

An easement processing fee in the amount of $3,195 was deposited in the General Fund (GF) in the Public Works Department (PW).  There is no local job impact associated with this recommendation.

 

SUGGESTED ACTION

Approve recommendation.
