TITLE
Recommendation to authorize City Manager to find that all requirements of the final subdivision map for condominium conversion have been satisfied, and approve the final map for Tract No. 69539 located south of Colorado Street and west of Redondo Avenue.  (District 2)
 
DISCUSSION
In accordance with Long Beach Municipal Code Chapter 20.16, State of California Government Code Section 66458, applicable local subdivision ordinances and subsequent rulings, a final subdivision map conforming to State Subdivision Map Act requirements shall be approved by the City Council. The subdivider, The Redondo Avenue Group, LLC, has submitted a duly certified final map of Tract No. 69539, which is in conformance with the conditions and requirements placed on the tentative map approved by the Planning Commission on September 14, 2008.
 
Approval of this final Tract Map request will convert eight rental apartment units into eight for sale condominium units, located at 337 Redondo Avenue. A vicinity map is attached showing the location of the project.
 
This matter was reviewed by Deputy City Attorney Linda Vu on October 15, 2013 and by Budget Management Officer Victoria Bell on October 18, 2013.
 
TIMING CONSIDERATIONS
City Council action on this matter is requested on November 12, 2013, to allow the developer to complete the tract development.
 
FISCAL IMPACT
A subdivision processing fee of $6,482, paid on March 9, 2009, and a final map rechecking fee of $273, paid on December 20, 2011, were deposited in the General Fund (GP) in the Department of Public Works (PW).  No local jobs are affected by this action.
 
SUGGESTED ACTION
Approve recommendation.
