TITLE
Recommendation to authorize City Manager to execute subdivision agreements and find that all requirements of the final subdivision map have been satisfied; and approve the map for Tract No. 61252-2 located south of Conant Street and west of Lakewood Boulevard. (District 5)

DISCUSSION
In accordance with Long Beach Municipal Code Chapter 20.16, State of California Government Code Section 66458, applicable local subdivision ordinances and subsequent rulings, a final subdivision map conforming to State Subdivision Map Act requirements shall be approved by the City Council. The subdivider, Mc Donnell Douglas Corporation, has submitted a duly certified final map of Tract No. 61252-2, which is in conformance with the above conditions and the subdivision requirements approved by the City Planning Commission and finalized on October 7, 2004.

The Douglas Park Development project, which was developed by Mc Donnell Douglas Corporation and includes Tract No's 61252-1 and 61252-2, was approved by City Council on December 14, 2004. All public improvements required for this site are included in the subdivision agreements approved by the City Council on November 14, 2006, Tract Map 61252-1. A deferred monument agreement has been prepared to provide for the installation of survey monuments in connection with the subject site. A vicinity map is attached showing the location of this development site.

This matter was reviewed by Deputy City Attorney Lori A. Conway on August 6,2007.

TIMING CONSIDERATIONS
City Council action on this matter is requested on August 21, 2007, to allow the developer to complete the tract development.

FISCAL IMPACT
A subdivision processing fee of $1,093 was deposited in the General Fund (GP) in the Department of Public Works (PW).

SUGGESTED ACTION
Approve recommendation.
