DISCUSSION
It is the goal of the Department of Public Works to widen streets and alleys to the standards established in the City's General Plan. When significant new development is proposed, the public rights-of-way adjacent to the site are reviewed for sufficiency to accommodate the new development. For the construction of a 3,422-square foot restaurant building at 101 West Pacific Coast Highway, the dedication of additional street and alley width is recommended as follows:
 
Pacific Coast Highway, 43 feet wide north of centerline, should be widened by 7 feet to 50 feet, north of centerline. This action will provide for widening the existing 6-foot wide sidewalk to 13 feet. Ultimately, Pacific Coast Highway is to become a 100-foot wide right-of-way, according to the City of Long Beach General Plan.
 
The existing 18-foot wide alley should be widened on the east side by 2 feet, to a total width of 20 feet, which is the City standard. A map showing the area to be dedicated is attached as Exhibit A.
 
The developer of the subject property agreed to development conditions that include the above-described dedications. This matter was reviewed by Deputy City Attorney Lisa Peskay Malmsten on September 6, 2006. In conformance with the California Environmental Quality Act, Categorical Exemption No. CEP 04-67 was issued for this project.
 
TIMING CONSIDERATIONS
City Council action on this matter is not time critical.
 
FISCAL IMPACT
A document processing fee of $490 was paid by the developer and deposited in the General Fund (GP) in the Department of Public Works (PW).
 
SUGGESTED ACTION
Approve recommendation.
