TITLE
Recommendation to authorize City Manager to execute subdivision agreements and find that all requirements of the final subdivision map for construction of a new 3-story, 32-unit condominium complex have been satisfied, and approve the final map for Tract No. 69799 located south of Anaheim Street and east of Roswell Avenue.  (District 4)
 
DISCUSSION
In accordance with Long Beach Municipal Code Chapter 20.16, State of California Government Code Section 66458, applicable local subdivision ordinances and subsequent rulings, a final subdivision map conforming to State Subdivision Map Act requirements shall be approved by the City Council. The subdivider, 4200 Anaheim LLC, has submitted a duly certified final map of Tract No. 69799, which is in conformance with the conditions and requirements placed on the tentative map approved by the Planning Commission on September 5, 2006.
 
This construction project consists of a new 3-story, 32-unit condominium complex with parkway landscaping, roadbed and sidewalk improvements adjacent to the site. A vicinity map is attached showing the location of the project.
 
This matter was reviewed by Deputy City Attorney Linda Vu on March 21, 2013 and by Budget Management Officer Victoria Bell on March 29, 2013.
 
SUSTAINABILITY
 
Public improvements of the sidewalks and parkways will provide aesthetic value to the area.
 
TIMING CONSIDERATIONS
City Council action on this matter is requested on April 23, 2013, to allow the developer to complete the tract development.
 
FISCAL IMPACT
A subdivision processing fee of $1,614 was paid on February 20, 2007, and a rechecking fee of $273 paid on October 25, 2011, was deposited in the General Fund (GP) in the Department of Public Works (PW).  Approval of this recommendation will provide continued support to the local economy.
