TITLE
Recommendation to request City Manager, or designee, to accept an easement for bus stop purposes and an irrevocable offer to dedicate for future street purposes at 3300 Atlantic Avenue. (District 7)
DISCUSSION
It is the goal of the City of Long Beach Department of Public Works to widen streets and alleys to the standards established in the City's General Plan. When significant new development is proposed, the public rights-of-way adjacent to the site are reviewed for sufficiency to accommodate the new development. For the construction of a Fresh and Easy Market at 3300 Atlantic Avenue, the dedication of additional sidewalk width is recommended, as well as an irrevocable offer for future street widening. In particular, the dedications recommended are as follows:
· The existing sidewalk on Atlantic Avenue is 10.5 feet wide. Plans for a new bus shelter locate the shelter immediately adjacent to and east of the sidewalk. Additional sidewalk area, 2 feet wide by 27 feet long, is needed for this installation. This area should be dedicated for bus stop purposes.
· Atlantic Avenue is currently 80 feet wide with an ultimate width of 100 feet, per the Transportation Element of our General Plan. There are no plans to widen the street at this time, but an irrevocable offer to dedicate 10 additional feet is required for future street purposes. The ultimate width will be achieved at such future date when the City adopts plans and specifications for the widening and improvement of Atlantic Avenue.
The developer of the subject property agreed to development conditions that include the above-described dedications. In conformance with the California Environmental Quality Act, Negative Declaration Number ND 07-09 was approved for this project.
