TITLE
Recommendation to request City Manager, or designee, to accept an easement deed for sidewalk widening purposes at 1418 West 17th Street. (District 1)
DISCUSSION
It is the goal of the Department of Public Works to widen public rights-of-way to comply with current laws and standards established in the City's General Plan. When significant new development is proposed, the public rights-of-way adjacent to the site are reviewed and recommendations to require right-of-way improvements are included in the proposed development.
For the construction of a 2,000-square-foot office building at 1418 West 17th Street, the following dedications, as shown on the attachment, are recommended:
· The existing driveway approach on 17th Street adjacent to this site has no level sidewalk landing. A 4-foot wide level landing at the top of the driveway approach is required to comply with current ADA standards. A dedication for the additional 4 feet of sidewalk is recommended at this time (Lots number 6, 7 and 8).
· The sidewalk landing for the driveway approach on Harbor Avenue adjacent to this site is only 2-feet wide. An additional 2 feet of sidewalk width is needed to achieve the required 4-foot level sidewalk landing. A 2-foot wide addition to the existing sidewalk landing should be dedicated for sidewalk purposes at this time (Lots number 1 and 22).
· A Street light on 16th Street between the curb and property line reduces the clear path on the sidewalk to less than the required 4-foot minimum width. A 6-foot long by 1-foot wide dedication of additional sidewalk width around this street fixture is proposed (Lot number 20).
The developer of the subject property agreed to development conditions that include the above-described dedications. In conformance with the California Environmental Quality Act, a Categorical Exemption number CE- 12-013 was approved for this project.
