TITLE
Recommendation to authorize City Attorney to accept an easement deed for the widening of Anaheim Street adjacent to 425 W. Anaheim Street.  (District 1)
 
DISCUSSION
It is the goal of the Department of Public Works to widen streets, sidewalks and alleys to the standards established in the City's General Plan. When significant new development is proposed, the public rights-of-way adjacent to the site are reviewed for sufficiency to accommodate the new development. For the construction of a 7,200square foot commercial building at 425 W. Anaheim Street, the dedication of additional sidewalk width is recommended as follows:
 
The existing sidewalk adjacent to this project on Anaheim Street is 7.5 feet wide.
Our standard for this major highway is 10 feet of width. It is proposed that the sidewalk be widened by 2.5 feet.
 
A corner cut should be dedicated and improved at the southwest corner of the property, in order to provide the flat path around the curb ramp needed to meet ADA requirements. The dedication proposed is approximately a 3-foot by 3-foot right triangle.
 
A map of the area is attached as Exhibit A. The developer of the subject property agreed to development conditions that include the above-described dedications. This matter was reviewed by Deputy City Attorney Lisa Peskay Malmsten on July 6,2006. In conformance with the California Environmental Quality Act, Categorical Exemption No.
CEP 06-103 was issued for this project.
 
TIMING CONSIDERATIONS
City Council action on this matter is not time critical.
 
FISCAL IMPACT
A document processing fee of $490 was paid by the developer and deposited in the General Fund (GP) in the Department of Public Works (PW).
 
SUGGESTED ACTION
