DISCUSSION
It is the goal of the Department of Public Works to widen streets and alleys to the standards established in the City's General Plan. When significant new development is proposed, the public rights-of-way adjacent to the site are reviewed for sufficiency to accommodate the development. For the construction of a 3,150-square foot convenience store at a gas station, the dedication of additional sidewalk and alley width is recommended as follows:

· One-foot of additional sidewalk width should be provided on Seventh Street to allow for an 8.5-foot wide sidewalk, which is the minimum width for a sidewalk with street trees.

· Additional sidewalk width is needed at the southwest corner of the property (the corner of Seventh Street and Redondo Avenue) to accommodate a standard curb ramp. The dedication and improvement of a triangular area with 6-foot by 6foot sides will provide the flat path around the curb ramp needed to meet ADA requirements.

· The existing 1 O-foot wide alley should be widened on the west side by 5 feet, to a total width of 15 feet. The standard alley width of 20 feet will be achieved when property on the east side of the alley is improved and a second public alley dedication of 5 feet is recorded.

The developer of the subject property agreed to development conditions that include the above-described dedications.

This matter was reviewed by Deputy City Attorney Lori A. Conway on June 13, 2007. In conformance with the California Environmental Quality Act, Categorical Exemption No.
CE-06-38 was issued for this project.

TIMING CONSIDERATIONS
City Council action on this matter is not time critical.

FISCAL IMPACT
A document processing fee of $490 was paid by the developer and deposited in the General Fund (GP) in the Department of Public Works (PW).
