TITLE
Recommendation to authorize City Manager, or his designee, to accept the easement deed for sidewalk widening purposes at 2533 Lakewood Boulevard, and adopt and accept Categorical Exemption CE-14-057.  (District 5)  
 
DISCUSSION
It is the goal of the Public Works Department to widen streets and sidewalks to the standards established in the City's General Plan.  When significant new development is proposed, the public rights-of-way adjacent to the site are reviewed for sufficiency to accommodate the new development.  For the construction of the one-story, two tenant 10,723 square-foot commercial building with forty-four on-site parking spaces located at 2533 Lakewood Boulevard, the dedication of additional right-of-way width is recommended in order to address concerns about an increase in vehicular traffic volume and to improve sidewalk mobility.  A drawing of the location is attached.
 
The developer, CFY, LLC, agreed to development conditions that include the above described dedication.  In conformance with the California Environmental Quality Act, Categorical Exemption CE14-057 was issued for this project.
 
This matter was reviewed by Deputy City Attorney Linda Vu on January 7, 2015 and by Budget Management Officer Victoria Bell on May 12, 2015.                                          
      
TIMING CONSIDERATIONS
Council action on this matter is not time critical.
 
FISCAL IMPACT
A dedication processing fee of $1,232 was deposited into the General Fund (GF) in the Public Works Department (PW).  There is no local job impact associated with this recommendation.
 
SUGGESTED ACTION
Approve recommendation.
