TITLE
Recommendation to request City Manager, or designee, to accept easement deeds for alley and storm drain purposes at 3140 Long Beach Boulevard.  (District 7)
 
DISCUSSION
A 7,312 square foot medical office building has been approved to be constructed at 3140 Long Beach Boulevard on a parcel adjacent to a 16-foot wide alley. A condition of approval for this project was to widen this alley by 2 feet, to a total width of 18 feet, as shown on Exhibit A. The standard alley width of 20 feet will be achieved when property on the other side of the alley is improved.
 
In addition, a storm water drainage problem is to be resolved as a part of this development. Storm waters currently flow through this site from a local depression in the adjacent alley to the street as an existing condition. This flow is to be channelized in an eight-inch diameter PVC pipeline, for which an easement is needed. The proposed easement is to be five feet wide, as shown on the attachment.
 
The developer of the subject property agreed to development conditions that include the above-described dedications.
 
In conformance with the California Environmental Quality Act, Categorical Exemption No. CEP 08-072 was issued for this project.
 
This matter was reviewed by Deputy City Attorney Linda Trang on October 26, 2009 and Budget and Performance Management Bureau Manager David Wodynski on November 20,2009.
 
TIMING CONSIDERATIONS
City Council action on this matter is not time critical.
 
FISCAL IMPACT
Document processing fees totaling $2,296 were paid by the developer and deposited in the General Fund (GP) in the Department of Public Works (PW).
 
SUGGESTED ACTION
Approve recommendation.
